Finding the perfect place to live requires careful consideration of various factors, from location and budget to housemates and amenities. But with the necessary steps and proper planning, you will be able to sort your second-year accommodation in no time. Start Early 

Remember, never is too early. The sooner you start the hunt for second-year accommodation, the better your options will be. It’s advisable to start looking as early as December to make sure that you have sorted the next year’s accommodation. This will also give you sufficient time to make necessary arrangements for guarantors, deposit and more.

List Out Your Conditions

One of the most important steps, before you start looking for second-year accommodation, is to list out the conditions you have for your accommodation. This includes everything from the number of people you want to live with, to whether you are looking for ensuite washrooms or not, bills, and most importantly rent! 

You can also prioritise your conditions based on what preferences and what are non-negotiable, so you can adjust your search accordingly.

Decide the Type of Accommodation

If you have decided that you are going to live with people, this is a good time to decide who it will be, so you can all work together to find an accommodation that works best for you. You should also discuss whether you would like to opt for a shared house or move into a private student accommodation.

You will have to weigh the pros and cons of all your options and take into account everyone’s preferences before you start your search.

 3-6 rooms in a house/unit. Has a shared kitchen and some cases washroom. Bill will mostly be included. Varied pricing depending on the property but high demand. 

House Share:

Typically has 3-5 rooms in a house. Has a shared kitchen, lounge area and in some cases washroom. Bills might not be included. Lower price if there are more people. 

Private Student Accommodation:

This usually includes en-suite rooms in different clusters within the building, apartments and studios.  Has a shared kitchen and some cases washroom, Bills are Included in the rent, lots of communal areas in the building. Different pricing depending on the facilities.

Pick Your Housemates Wisely

Choosing your housemates is an important process that you should not rush into. Even if you are friends with someone, you need to consider whether you will be compatible as a housemate ( it’s very similar to a relationship). Make sure to discuss your preferences and make sure they align so that you can have a smooth experience as housemates.

If you are struggling to find people to move in with, you check online groups with people from your university. You will likely find a lot of people who are in the same boat as you.

Yet again, make sure to discuss the preferences of everyone involved before finding the accommodation so that you don’t waste your time with places that don’t align with what you want.

Decide the Location 

After you have decided all the conditions that you look for in your accommodation, you can now decide the areas that you would like to consider. It is good to keep your options open to at least 3-4 different areas so you don’t run out of options. 

While deciding the location, it is crucial to consider different factors like distance to the university, distance to shops, the city centre and most importantly safety.

View the Property 

We cannot stress enough how important viewing the property before moving in is. While the pictures will always give you a good idea of what you can expect, it is highly recommended to directly go to view the property yourself before signing any contract. In some cases, you will be able to speak to the people who are already living on the property and ask them any questions you might have!

Find a Guarantor

Whether you choose to stay in a private student accommodation or private housing, they will likely require you to have a working guarantor, since you are a student. The guarantor will have to fulfil certain salary requirements or other criteria to be eligible to be your guarantor.

This doesn’t necessarily have to be your parent/guardian either. Each of the tenants in the contract will need their own guarantor. So it is best to find out who will act as a guarantor while you are deciding on the property.

Read the Contract 

Although it might seem boring, reading the contract is arguably one of the most important steps before moving into any place. You will want to look through all the details regarding the move-in date, rent payment, and any information regarding the deposit.
